Water Heater Info in Lease?

Question

Hey all,

I put in a few key words and came up empty in the FilePlace.  Does anyone have any forms or verbiage they care to share on what you put in your leases in regards to water heaters?  I.e. temp settings maintenance requirements if any etc..  I don't plan to allow them to mess with it at all but think I should have some type of info listed in the lease.  Any help is greatly appreciated!

Thank you all for the input.  I really don't foresee it being an issue, its a brand new electric heater, but it is easily accessible.  There are clear warnings posted on the unit itself about the dangers of temperatures over 125 degrees and removing panels with the electricity on.  I'll snap a few photos of those along with the current temp setting before releasing the property for my records.  Probably overkill on my end.  This is my first rental and I have a few days before the approved tenant can sign the lease.  Got a small window to add anything I may have left out.

I only ever had to include it with tankless water heaters and only to say "don't mess with the settings" and who to call if an issue.  They tend to be fickle so I don't want them messing with it.  I have instructed tenants how to restart it when I've been out of town.

Never had an issue with a tenant messing with a hot water heater so I don't have it in my lease. They call you to fix it if there is an issue.

I applaud your efforts to think of everything possible that might come up but I don't see this one being a significant issue.

@Joe Trainor if you are that concerned they make closests for water heaters that can be locked. However, I wouldn’t rush out to get one installed

If it is a gas water heater I would let them know to keep the area clear around it and not mess with the controls.  Max temp you want is 120. Get a cheap laser thermometer and test it.   If it's electric then they should not be taking the covers off the heating elements and messing with it.  I've never had a problem with it in 16 years.

The only thing I put in my least concern in the water heater is it being listed as an appliance as the person moves in. If you keep the covers on them generally speaking they will not do anything to turn up the thermostat. I have found most have no idea how to do that if the water is too cold they will call you
