The reasons for financial problems are numerous and varied.

Unfortunately, we have had to apply this across the board even if tenants have been late numerous times in the past. 

We had to fire numerous bad PM’s as we learned the ropes, but we survived and we learned the value of good property management!

They are numerous ways to come with creative financing and if you keep digging in this forum alone, you come across novel ideas.

I also made a big error on my rehab costs and ended up spending at least 10k more than I planned, a total of 70k.

There're numerous podcasts on the topics with a ton of great guests.

There is a good chance I'm getting confused by the numbers because it is showing two scenarios and there is a rehab in the middle, but it seems like a lot has to go exactly right with no margin for error in order to get the returns they are talking about. 

Otherwise it's going to be thousands of dollars in Board and MLS/RLS fees, errors and omissions insurance, etc.
