Camden County, GA Duplex Analysis

I found this duplex in Camden County, GA near the Kings Bay Submarine Base, where I have served in the past. I've been playing with the calculators a little bit and this deal seems to meet or close to meeting my criteria but this would be my first deal and I'm not sure if the numbers I've entered are close or if they are garbage. The property has two month-to-month renters and there are no pictures of the interior for me to judge if I need to actually renovate. Thanks in advance for your help!

@Lee Burns I am not using the VA loan because much like the FHA loan, it requires me to live in the property. Another consideration is that there is a VA entitlement cap that I can not go over. That number is affected by locale (for example, I would receive much more entitlement for a property in NYC as opposed to Kingsland, GA) but I plan on using my remaining VA entitlement in the future for more pricey markets like San Diego or New York City. I already own a townhome in a Jacksonville suburb using my VA entitlement so I wouldn't want to blow any more on one market, especially one I don't live in anymore. I hope that clears things up!
