The arguement is that rates will only go up from here, and by paying the extra 2% to fix now it will save us from the unpredictability of the future, whereas if we ride the LIBOR, and fix when we get nervous, the 30 Yr rate will be higher (most likely proportionally to the adjusting LIBOR rate).

That would make potential lenders nervous, but they will be much more nervous if their payments are contigent on a tenant or something else that isn't concrete.

If you know all of that information and you are just nervous about the conversation or making an offer... this is where the rubber meets the road.... pick up the phone and tell the real estate agent that you would like to make an offer on the house.
