This was our first one and we spent about 15k but it sleeps 13, and our PM required us to buy 3 sets of bedding for each bed and we live out of state so our time was limited - we just didn’t have time to go to yard sales and such and had to buy retail

The public store footprint doesn't go away it just changes with the technology.Commercial real estate will always be around.The only retailers in trouble are those who didn't make the changes early and now how extra space they do not need with more of their sales going online.Best Buy is one of those retailers.Many myself included walk into the store just to look around and then see online if we can locate the product for a cheaper price.

The one point I'd want to make is that the price you quoted to upgrade an electrical panel is closer to retail pricing, and an investor who find a good electrician who is accustomed to working with investors should be able to get it done in your area for about half that price.
