Learn to analyze deals, use the BP calculator, listen to podcasts, run over simulated scenarios while you look for deals.

I am new to the real estate world and I just opened up a real estate investment business and have been watching videos and listening to podcasts about how to start real estate investing, flipping houses, landlordship, etc.

I realize that on the surface the most practical solution is sticking out my W2, but I'm finding it has been very limiting in terms of the dulling mindset I'm surrounded by (yet I can't listen to podcasts, read, take phone calls, etc), the pay is only average, and love learning new things and have been with this company for a collective 13 years since shortly after college.

Hey @Isaac Gwin, I think it depends on who you listen to. 

I have been watching the podcasts on Bigger Pockets as well as just listening to them when I have the time it improves my knowledge in these areas, and hopefully be a very useful problem solver for a lot of people in my area or any areas I choose to expand too.

All this happening with a 30% price increase in 2 years  Anyone who doesn’t know this is caused by inventory being down should NEVER be listened to again. 

Then go listen to the Real Estate Guys, then go listen too.... etc etc.

After listening to "Investing in Real Estate with No and Low Money Down" I realized that the only thing keeping me from moving forward was my mindset.
