Reminds me a lot of what the banks are going through - the profitability is being squeezed out of A/B flips and LTRs, so investors are reaching for yield with deals that are not properly priced for the risk in my opinion.

I see too many investors who go straight to LLC creation and end up naming themselves or themselves and their spouse as members of the LLC without proper estate planning considerations. 

We currently have one significantly cheaper rental that has been working out well and has put this idea into my head.

Last idea, perhaps you find a roofer that has in-house financing.

Would this be a bad idea to pull from the HYSA to enter real estate investing right now?

The seller is my dad's mentor and the man who got my dad into buying rentals back in the 80's so I am toying with the idea of having my dad sponsor the deal to maybe help his willingness to negotiate.
