Advice on finding something

I'm a realtor in Columbia,SC. When I run numbers most of the deals don't work for me, and the ones that do typically end up having more problems than I have money or someone offers more than I can. How do y'all typically find off market small multi-family (2-4 units)?

    This has been the topic of the past year in SC lol. It's tough to find deals that pencil right now, especially in hot markets. I haven't had any luck with finding good deals in the past six months, but I know a few flippers operating between CHS and Columbia who are still sourcing deals. They're either wholesalers themselves (one has an internal team) or are partnered with effective wholesalers. Mailers, PPC, bandit signs, doorknocking seem to be the go-to tactics. Still, it's tough to find deals - lots of dislocation between cashflow and valuations.
