I am not finding any 50% 2% deals, however my own numbers work a 1% deal pretty well I am shooting for 2% willing to go 1% ( on certain units) How do you keep you cool and not pull the trigger on an almost deal?!

OK, so please forgive this question if it's elementary but I am a newb.I have my first deal that I am working and I got it by giving my elevator speech :cool: I have an option contract on the property and I have a signed listing agreement in the homeowner's name(although it is not listed on the MLS yet).

Here's what I tell my students both bird dogs and wholesalers alike:Bird dogging is cool if you want to learn your market, get you feet wet, and basically are scared $hitless at the thought of any risk....Bird dogging is also great because it makes for the perfect transition into wholesaling because you can take your relationships and move them from bird dog relationships to wholesaling relationships....Having said all that....Wholesaling is virtually the exact same thing, except you make A TON more money on every deal.
