I have no knowledge about other states contracts but in Florida it is very easy to detect a contract written by a wholesaler.

Hi, I'm curious what contract those of you out there recommend for signing deals.

Recently another BP member was having issues with their agent because they were trying to give offers at 80-90% of value and the agent said they were low balling and demanded a $5000 retainer (or something), plus that they sign an exclusive contract (which I understand is more normal than when I last bought). 

Definitely check to make sure it's okay for a contract in your state! 

Most GCs won't come out to a property not under contract unless you compensate them for their time.

I currently have a loft on the market that is under contract for $124k.

@John Kim Try to get a copy of what was reported to the IRS as well as any contract work done to the park.

Been working the same job since 2014 BUT my problem is I left the job this summer to take a dream job contract but am back now.

I've learned how to find deals but I've gotten stuck on the part of how to attack the wholesale and especially on how to find investors to sell the contract to.
