Try calling out the AC company again and complain to them that it's not keeping Room at I would say 72゚ I think there's a lot of variables that can stop an air conditioner from being at a certain temperature un less you get a really large unit to compensate what is your tenant wanting it to be at if she wants at 60 degrees she's being unreasonable I think that was nice of you to get an extra air conditioner for her

Income that has been received for a shorter period of time may be considered acceptable as long as the borrower’s income & employment profile demonstrates compensating factors to reasonably offset the shorter income history.

However, over the span of 5 years I would be spending $222k on my mortgage (which only ~25k goes toward principal so more like $197k which is really more like $27k gain after agent compensation on the house equity).

I don't know what kind of agreement you left her with, but it probably should have been in writing. ex. to null and void the lease/return security deposit and no additional funds or compensation to be provided.
