In your PPC campaigns, you should always be split testing your ads (at least two ads per ad group, rotating evenly) and on your site, you should run split tests as well.

This is the process as I understand it so far:-go to the courthouse and compile your probate list-direct mail campaign-when you find a deal, put the house under contract with the executer or administrator of the estate, after they have filed a "letters testamentary" or "letters of administration" with the court-Then go to the courthouse and file a petition for order concerning sale, purchase, or exchange of property (this costs $435 in my county).

I'll tell you how it's working out for me and my equity partner.I got this deal off a direct mail campaign (I think one of the keys to BRRRR is to find something with enough equity in it where you can pull out the majority of your original investment at a 75 or 80% LTV cash out refi).Purchase Price: $75,000Rehab: $30,000All in: $105,000Conservative ARV: $150,000Monthly Rent: $1300We are just about to put it up for rent.

I would recommend against starting ANY direct mail campaign unless you can commit to at least 6 touches to the same list.
