Probate leads : How to optimize marketing costs and efforts ?
Learning from my years of probate records research:
a. Not all probate records filed have real estate associated.
b. Focusing on records with RE associated saves mailings cost and optimizes time/effort.
c. Gathering property information before running a mailing campaign helps to narrow down on areas, property types, etc.
Few Quality leads are easy to manage!

1) Eliminate those without sufficient equity.
2) Treat surviving spouse deals differently
3) ID competing petitions as disputes means opportunities to solve big problem
4) Consider sub-niches: incarcerated heirs, charitable beneficiaries, out of USA, etc.
5) If you can cross-reference foreclosure and tax sale properties, it doesn't get much better
