A beach condo might do twice as good as one a block away just on location, there are way to many variable to guess here. 

I spent time completing an upfront analysis for my clients where I check comps in the building and analyze location, looking at the block and view.

Another house being only a few blocks away might be a good comp, but it might not be in the neighborhood is completely different or near things that can raise or lower their value (schools, train tracks, airports, parks, shopping, etc.) 

I don’t care how many week old comps you could show me of identical homes one block away.

In the last year that is what blocked us from a few houses.

I do not blame them for this because the legislation blocking evictions is overreaching and basically encouraging them to steal from their landlords. 

The home is built up some but one neighbor who has lived there 15 years said not enough. block frame home with only 2 ways for water to get in.

A block retainer or concrete decorative block will cost a little more but will last forever and look a lot better.  

Many moving parts and it can prove to be too much for the new kid on the block. 

I would block their phone number and move on.
