Probably a silly question and the answer is right under my nose but: how does it work when you purchase a “tear down”.

Perhaps the agent should have talked to the seller (and he may have) and it all could have been avoided and they would have just let him walk away, tear up the contract, hand him his check, and moved on to the next "supposed" offer.

My local guy then takes a look and sends me pics of anything major but if it's normal wear and tear he just tells me it's OK and I return ALL of their security deposit.

Luke,I don't know if there is a solution besides Up-charging renters with pets but I have looked into adding carpet or rugs to the highest walkable areas in your units- Also maybe having one room with carpet may help with wear and tear- A large dog like that will cause some wear and tear your best bet is to add that monthly pet cost and be as specific with the lease on all the standards you like to keep....

I hear so much about how traveling nurses and other medical professionals are good tenants (responsible, not much wear and tear on the property, and maybe the hospital pre-pay for the rent?

It pointed out things we might not have considered, like making sure we're adding in the cost of disposal of old roofing materials as well as the cost of installing the new one and that a double layer tear off is going to cost more than a single layer and comp shingles are more costly to dispose of than shake.
