Tenant uses the garage for only storage. 

I just purchased a copy of their book on analyzing and valuation of self storage facilities.

My end goal is to get buy and holds/self storage.

Alternately you could be stuck for hotel and storage/moving fees.

He said that recently (last 10 years) he has been investing in self storage and he loves it.His advice to me was to invest in boat and RV storage as there is only 1 other, small provider in town, and he is regularly receiving calls from people looking for a place to store larger items, like boats, RVs, semi trucks, tractors, etc.

I keep leaning towards commercial properties, either storage units or retail strip, office space or even an Airbnb.

@Prudence Meads the large hedge fund companies have been buying investment real estate for decades, not just residential properties, but commercial as well including multi-family, self storage, office, etc.

Double carports on each unit with longer driveway so 4 cars could fit on each side with small storage closet at back of carport.

As the lead buyer for my group, the biggest challenge is find self storage development sites in non-saturated markets. 

I do load my docs for storage to their site and that works well too.
