Finding off-market development land/sites

Welp...I've been in my role for a little over a year.  As the lead buyer for my group, the biggest challenge is find self storage development sites in non-saturated markets.  I will say, we have been successful in finding and buying quality listings via platforms such as loopnet and crexi but it seems that well has dried up a bit.  We do get off-market deals brought to us but they are usually lacking in quality. 

Can anyone suggest any strategies for sourcing off-market deals in the self storage space?
