I know here in California if you transfer landlords and lets say the rent should be 2,000 but they are only paying 1,000 I cannot up the rent to 2,000 even with notice, and I cannot evict them because of that either, all I can do is wait for the lease to run out or raise it a measly 5% + CPI.

#2 gives you much more coverage for just a tiny bit more per month, but I'm sure you already noticed that.....

I've noticed there are many websites that offer this service but not sure which one is legit.  

I have not flipped a house before but I have been noticing, similar to what you show here that, buyin/flipping house in a slightly higher price point seems to have more opportunity than entry level flips.

However they did send me a nice notice if I didn't pay the $1,800+ within 10-days they would put a lien on my house.
