Looking for first investment property!

Hello! I live near Charlotte, NC and I have been looking at multi family homes in NC and SC for my first investment property. I have found some fairly cheap properties, but a couple of them have tenants already living in them. The realtors state that there is cash flow with the current rent they are paying. Is this a good idea to purchase a property that has existing tenants? Or is it best to start out where you can view the property do some maintenance, then find tenants?

Any other tips for someone starting out are much welcomed!
