Am I to assume that the offer was accepted?

Hello All.I was wondering if a property is on the market for 90 day's plus, and you contact the sellers agent and make a lease purchase or owner financing offer, realtor presents it to seller they accept, how would the agent get paid if I'm paying the seller monthly?

Why would a seller accept an offer with no down payment AND owner finance?

As of today, I have not accepted a new job so I don’t have any actual plans of moving, that is just the hope.

I realized this when I listed my 2 bed 1 bath luxury listing for 1.35, and we had a bidding war and went under contract over ask.My most recent client lost a highest and best situation for a multi family home listed at $775k in Queens, but we were able to get an accepted offer after offer #1 fell through.

Since it was an estate sale, we made an offer and give 24 hours for the seller to accept the offer.

Our bids never got accepted on the 10 properties we liked (even when we were the highest bidder with 20% down and excellent credit!!).

If acceptable to your tenants, what potential headaches might this system create for me?

If the investor is not on the loan, does the lender accept that the down payment is provided by an investor and that I have the financial strength from a debt:income perspective to qualify for the loan?
