In Colorado, the tagged location for this thread, only the actual rent can be charged and enforced "as rent", and thus used as basis for eviction.

If I were you, I would contact a few different CPAs (who specialize in REI) regardless of their location.

Know your numbers and geographic location and make sure they match.

One of my clients has an etrade with about 650K in securities - 350k LOC at 7.25% last I checked with him two weeks ago. 

It will continue to be rented out because of his location change.
