I am currently looking for a mentor or a guide here in the West Chester/Cincinnati Area who would be willing to show me what I need to learn as I know I have a lot to learn.

I do all the book keeping for our building.

The title company or attorney will guide you through the transaction and you can complete these forms during escrow.

Questions, that I feel are better answered by a local professional.I would humbly like to request a recommendation for a good (patient) buyer's agent, that would assist in guiding me through the specifics of the Eugene real estate market and help my wife and I find a home that is a sound long-term investment.

The llc doesn’t help anything, and could screw things up.You QI is the one you need to help guide and strategize with.
