@Jerryll Noorden - i'm curious, do you need to have an investor carrot website or would your SEO/Digital marketing work for any website?

Not only are properties appreciating every year but rent rates have been growing incredibly fast, sometimes double digits for several years in a row.

I'm Thomas and I work by day in digital marketing (and a bit of past experience in real estate marketing), but I've been doing about a year of research into investing in rental properties (both SF and MF homes).In an ideal world I'd like to pair my operations and marketing experience with someone who has more capital, but while I'm searching I'm still learning all I can and asking questions as often as possible.I'd love to hear from other successful investors in Virginia or really anywhere, If you're a private investor I'd love to connect–hope to connect with you all soon!

Years ago, when interest rates were decreasing and decreasing from double digit highs, many LO's positioned themselves solely as refinance experts. 

However, recently, we don’t look good on the housing market, so we are currently selling all our double digits properties on MLS now.  

Unfortunately I don't know of any that are really up to date, particularly in the digital era (online auctions etc).

This day and age, it's also easy enough to have the PM send before&after digital pics of significant repairs.

In real estate, including appreciation, your return can easily be in the double digits.

In this digital age, the issue of geographical location is becoming less and less important to running a successful investment or rental business.3.

Sheez,  I can only envision someone throwing in an ante, sitting down and then asking, "So -- how do you play this poker game anyway?"
