We would provide contractors to renovate and rehab the home to a state that's suitable for the buyer, we also can provide coverage plans on appliances and the general rental maintenance.

They will ask for LLC Articles, Operating Agreement, EIN number, 2-3 years of tax returns and make sure your debt service coverage ratio (DSCR) is at least 1.25.  

I would prefer to have one that offered different levels, and had coverage for comprehensive systems.
