Best Home Warranty Companies

Hello all.  I have not been a big fan of home warranty companies in the past.  I can get work done pretty inexpensively.  However, sometimes we have investors looking for referrals for warranty companies, and I thought I would do some research.  I'm looking for a company that will coordinate with the PM company and not have to deal directly with the owner, as I've experienced before.  One issue I had was when an HVAC needed to be replaced.  They said they could cover the condenser, which was bad.  However, the air handler was working fine, and they would not cover it.  The rub is that you have to replace both to match up with the current minimum SEER ratings.  So replacing the air handler would be $6000.  I could replace both for $6500, so it made no sense to carry the warranty.  

Does anyone know of a company that would cover both systems in this scenario?  I would prefer to have one that offered different levels, and had coverage for comprehensive systems.  I see that some will even cover clogged lines, which could be useful.  Any feedback is appreciated.  Thanks.
