It's hard to gauge how much it's going to cost to rehab this property to even come close to the $615K comp, especially without pictures of the $615K comp, but as far as just a middle of the line market goes, I am guessing it would probably cost around $50K to rehab.Now if the comp is bigger, then adjusted for size and rehab costs, I'd offer somewhere around $350K.

Doesn't matter if there is no other reason to ask the question, if it can be misinterpreted it will be.Why do you have to tell tenants to not iron on the floor, turn off the heat when they go away for a week in the middle of the winter in Minnesota, that they can't change the oil on their motorcycle in the living room or not to wash their dog in the dishwasher...Common sense is not always common practice

Section 8 is upto 695 on that.It might be the area but if it does not have graffiti and not in super fund and not bad part of east...could get more perhaps.

I'm in the middle of this nonsense as I write this, which the listing broker states is targeted towards investors, and not O/O.I walked because the 2nd bathroom in the basement is not permitted, and my guess is that it will cost a great deal to bring it to code, which completely throws off the budget, and I consider that a legit reason to walk.All thoughts, comments, and experiences are welcome.
