A lot of out of staters are still moving into DE post pandemic (obvious reasons) but I wanted to see if there was a way marketing could be targeted towards certain states?

I have a tenant who has given notice to move out on June 30, 2024.

It's actually been kind of nice having both because I can "move up" my one bed tenants to two beds when they want/need more room.

I am also nervous about my move to the DC area wont work out and I will have this house as an option in case I want to return to the bay area and will never be able purchase a similar home if I sell it.

Also coffee shops like Bottoms Up Coffee are moving in and small microbreweries like brew dog and land grant.

Nevertheless, our first few moves will be executed while abroad.

Another angle is to try to use our network to find someone to purchase the house, honor the lease to expiration, and then the new owner can move into the home or do whatever they want with it.
