I've connected with bankers in the area that will do 5% down and no PMI necessary (only downside its the loan with be a 7/1 ARM... but at 5% down on a primary w/o PMI it would be sweet to be able to utilize that leverage).

I include all my info in there.. refresh it with new info as needed (in this case open house) and keep the ads short and sweet (bullet point the highlights.. eg NEW kitchen, washer dryer, etc).
