Boston Metro / Suburbs: Looking for a house, creative Financing

I own a rental property in TX and my own home in FL.  Due to unforeseen events we are moving to the Boston Metro area ASAP.

I am going to sell both houses, and conservatively will have $250k for a down payment.  Income is not an issue but much of it not easily documented.  

Looking to be within 20-30 minute drive of Newton area, and finding homes around $600k-$750k online that look acceptable.  Credit score 720.

Are there builders in the area who we may work with in this scenario?

Are there agents in the area who can make a 25-30% down payment work?
