This would mainly protect them against tenant slip & fall lawsuits.Agree with everyone else above that they should not be asking you to provide workman's comp insurance - that is their problem.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it.We have a 12 page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

You may want to consider other deed types so that you get greater assurance/protection of clean Title and a Title Insurance policy.  

I have already done everything to get my business set up legally and protected.  

Most sophisticated investors use an LLC when they acquire assets to protect themselves against any liabilities.

I had a similar situation and and even with an order of protection they were allowed on site to get their stuff

They have offices all over TX, but are major players in the DFW area.
