@Garrett Cannizzo you laid it out nicely above.I think it is really simple, if you sold it for FMV and collected all remaining burden on the lease would you find a better deal than this and have the ability to execute on it? 

They're living in temporary executive suites which are less than a mile from the apartment.  

In both cases the lease is the same, but the option gives the tenant the "option" to buy...they are not obligated to, but you are obligated to sell if they execute their option.Things to remember:1 - The option and the lease are two separate contracts, and should not be connected to eachother verbally or physically.2 - Do NOT give credits towards the purchase from either the rent or the option consideration (see #1)3 - The Option Consideration is NOT a down payment. 

Value is created by building within budget and executing the rent proforma and lease up.

Do you understand tenants by the entireties, the habendum clause, consideration, legal descriptions, the formalities of deed execution, for instance?  

Once that is executed you make your deposit and go into due diligence.You may also skip the LOI and go straight to a PA.
