Direct Mail Analysis Paralysis

Bought my first house in April 2020. Currently have two tenants.  Both tenants nearly eliminate my mortgage cost and pay 2/3rds of my utilities.  I have been building my reserves and I am ready to pursue another property.  I took the conventional route the first time around and would like to buy an off market investment property now that I have some experience.

I'm looking for some advice as to where I should take action.  I think I'm stuck in somewhat of an analysis paralysis. I know there are plenty of opportunities for the taking, it just takes time and commitment.  I'm willing to spend the next couple weekends and week days working on a direct mail campaign or driving for dollars.  

Right now I have $500 set aside to start a direct mail campaign.  I'm willing to spend a maximum of 2k.  My search criteria will be within 100 miles of my location.

For people with experience executing direct mail marketing campaigns:
