I have went down both paths and all I can say is you save a lot more money offering cash for keys then filing an eviction through the courts.

We wanted to do the credit backs but we found out that there were predatory lawyers out there looking for real estate investors who were doing this and the lawyer would contact the renter and represent the renter in court where the investor would be fined 50k plus the tenant would be refunded 3 years rent.

ahhhh i see now. yikes im not sure mate i alot of the answers i could give you would require you to put some time into it, list the court house again driving for dollars and such or you could pay someone to do those things for you.

@Prashanth Mahakali is pretty spot on here and there is no one that knows better then him as he has investors all the time referred to him around the city to get them thru their court case that include plans and permits even if it is just to remove the illegal basement.
