Wondering if this is common among all companies or just mine and if I should jump ship * main office is a mess, boxes and papers everywhere, tables stacked high with papers etc, a tile is missing in the ceiling * it’s section 42 with lots of compliance, no one knows where anyone’s file is, a residents file might be at a different property and no one knows, etc, at the property they put me at they are behind by 40 recertifications and it’s my job to catch up until they hire someone * property managers work offsite at the main office, making it challenging to meet with tenants (fortunately I am onsite)* no one has given me much direction/training on how to do the section 42 recertifications so I’m winging it.

Add to that that rents don’t meet the 1% rule and for me at least it’s a walk away and “call me when you want to sell it.”The numbers don’t lie and in this case aren’t very forgiving.  

Is that agent being extra cautious or is this a viable threat to walk away from a wholesale deal with a lot of meat on the bone?

An agent with an off-market deal with lots of meat on it is looking for that type of buyer.

Next week the owner is going to meet me at the park to provide financials and give me a detailed tour of the park.

Under Texas law the estate has 6 month option period to buy the property back from me at 25% premium.

Once pending, if access to their portal is obtained, clicking :Assistance Program-> Check on Progress-> New page with dropdown menu to once again select the account number from the drop down, and the words Short Payappear in blue as a hyperlink.It actually is one of the Assistance Programs they offer(have been forced to offer)Committing Short Sale Fraud , for me at least, is absolutely out of the question.

I got up, went to work, went to the gym, came home cooked dinner, and was in bed by 930.
