I'm not looking to rehab however minor cosmetic work is ok, but would prefer it to be turnkey ready.I have my finances in place, with an existing property to rent with a signed lease agreement, and could therefore proceed with buying a house with a tenant in place very quickly.If you could be of assistance to me in fulfilling this plan please reply.Thanks!

If you rehab just 3 to 4 houses per year, these things pay for themselves in a year or two.

I say the FHA loan strictly because you can take the loan amount and a rehab amount into the same loan.

As it stands, I have commercial lending in place that is quite favorable because it is loan to cost (allowing me to borrow for the rehab), but the numbers are very tight, as the mortgages are amortized over 15 years.
