@James Wise  Extremely good points James about principal pay down.And one reason why break even cash flow or a little negative in a market like SF Bay ARea is wholly acceptable and not some stupid maneuver.. it really depends on your market and what is the best move for said market.

I am not positive.. and out here on the West coast I believe a four plex as a starter investment is a very wise move for many folks..

Lending wise, if you only have the one LC, I don't think you have much to worry about regarding lending standards.

I am trying to find current resources that will show what districts/regions are most conducive to this, if the market is oversold, what the near future entails, and if it's even a wise choice at this time and in this region (perhaps I should look further south for instance).
