Ben Leybovich, what would it take for you to KISS a 30k pig?

We all know that Ben, who also happens to be the author of the best real estate course in North America, is pretty outspoken about investing in 30K pigs. I was just thinking though, I wonder if Ben would entertain the idea of buying a 30K property in (C-Class neighborhood) that rents for $750-800 p/m? Just out of curiosity,  at what point do pigs become attractive?

@Melissa Fourie  no need to wait for a recession.. C class properties if you look at historical data points really don't move in value much... the only way they go down in value is failed landlord syndrome and the house is trashed then it gets tied up by a wholesaler who sells to a rehabber who sells to a end user.. Generally.  or with some of the experienced folks on this site they cut out the wholesaler and rehabber and invest locally and do it all themselves.. the key to these deals really is having ZERO debt on them.. acquire them cheap for cash and keep stacking them up.. Debt is what gets these folks in trouble..
