Private lenders are the true way to go. 

@John Underwood@Mary Mitchell  this is one thing i cant quite wrap my head around.if you raise every single year rents would be 10k a month on the average rental if this was true going back the last say 30 to 50 years. 

Yes, this is true and it has been used as a bedroom although I have stated it is not a room to be used as a bedroom. 

Neither the BC assessment document, nor either parties’ emotions, are tied to a current true market value.

I haven't heard that term before but it's definitely true.

Sounds cliche, but true.  

LO and SLO are highly regional  investment schemes.. in some regions it will work in todays market even  in others its a long shot at best.. and what I see is you run into a lot of properties that sellers are just trying to unload on folks and there is marginal to no TRUE equity.. which in my mind is not the way to invest..
