[Calc Review] Help me analyze this deal

I put an estimate of 90k, but I was told today by someone else to start at 65k. The seller is hoping for 100k. Im not sure how to determine most of the numbers on here. I know the insurance rate is right as i received that quote today.

Looked over your updated calc sheet. Looks good. I would include management (~10%), even if you plan to self-manage. That way you know the numbers should you decide to bring on a PM.

Regarding the taxes, every town does this differently. The taxes may stay the same until the next scheduled assessment or a sale may trigger an assessment.

This looks like a good deal. I say HELOC the duplex and offer cash for this one. Six months will be here and gone before you know it and you'll have that cash back in play. You'll need the time to find the 6+ property anyway.
