You're still going to have management (figure 10%), vacancy (figure 8%), repairs (everything on the inside will account for the majority of repairs anyway), capital reserves (this will be lower but you still have water heater, hvac, cabinets and other high ticket items that depreciate), property taxes, and some insurance (you will need liability and contents insurance.....the COA policy will generally only include the drywall out).

Any bank that tells you the limits is 4 is because their specific bank has an in house overlay which is a fancy word for a internal policy if 4 properties.

You did not authorize this sort of parking in the first place, and I suggest you stick to your original "no" by explaining it as an insurance / safety / liability matter and that you cannot allow this sort of parking at that building.

So if your going to be doing this on the west coast be sure to ask the title co. before hand how the cancellation policy is handled. and or have it stipulated in the contract that the EM is to be released back to you within 30 days of mutual acceptance and make sure that will fly.Its one the reasons our closing are different here.
