Data/TraceText Blasting: I would run a campaign for text blasting targeting the common lists of High Equity/ Low Equity/ Tax Delinquit/ ForclosureISA Team(inside sales): I would run a campaign to contact all the leads that didn't have a testable number or we're "Hot" ready to go leads.( I have a few other verticles for producing leads like Radio Ads/ Craigslist blasting/ more - these are also a potential method)The challenge I'm currently at is, I want to scale this model up, but this costs money to scale.

Find an income producing asset and let it fund your life first before deep diving into debt. 

The numbers and location made sense for this to be a great income producing buy & hold.

My wife and I have been about to provide lenders enough comps for rent in the area to show that we are confident in what the proper will produce.

They have since outsourced property management to Great Jones but other than that are still producing good product with good returns.

You also don't say the income produced.

I think refinancing your primary right now is a great idea, if you use the cash to buy income producing property, positioned in another region of the country. 

That thing is producing and will appreciate a ton soon with inflation right around the corner.
