Don’t deplete your reserves use your insurance and just pay a slightly higher premium but I’ve heard that USAA is actually good and won’t increase especially if you haven’t made any claims with them so far or make frivolous claims.

What I will say thoguh is that CMHC has done their best to try and avoid a market tank in real estate with their financing premiums for high debt ratios/low down payments.

Most sponsors will assume cap rates will increase 5-10bps per year, so even if a sponsor misses on their rent growth, renovation premium, etc. assumptions, they outperform their total return because cap rates decreased.

I just started reviewing the material today and have not consulted with anyone regarding the Cap Rate, however I do know the location would most likely fall in that range...I came up with the higher 2% cap rate as well, that’s why I wanted to make sure I wasn’t calculating incorrectly...I’m guessing the other $10m is an additional premium for location in Southern CA...lol

You'll hopefully make enough interest on those to cover the premium you paid.Also, keep in mind, it's about 4 years until you can actually get a Treasurer's Deed in your hand for a parcel.
