What types of Insurance Should I purchase Charleston SC Columbia

Greetings BP I hope all of you are well,

I have a question to pose to the wise members of the forums but let me put it into context. I am about to close on two properties, a duplex here in Charleston SC and a Town home in Columbia SC. This is my first investment deal ever so I am unsure of a few things especially the type of insurance to get on these units. Ideally I would like to have my cake and eat it as well, by that I mean I want to have the best coverage at the lowest price. Considering the units are different I was hoping that someone who is a landlord can speak about what they use and why. Thanks again and I hope you all have great day.

PS, I dont know if it makes a difference but I am paying cash for the property in Columbia so there will not be a mortgage.
