Experience with apartment syndications that have gone full cycle
Hi All,
I tend to see a lot of posts on BP about multifamily syndication offerings, projected yields and proformas. I'd like to grab some insights from those who have invested in an apartment syndication from beginning to end.
- What was the final outcome? Final ROI?
- Did you recieve the returns based on the proforma?
- Did the deal sell in the timeframe that was expected?

I have been through one full cycle so far. To answer your questions, @Travis Watts:
- Final outcome was sale in 4 years instead of 5 while achieving a bit over 200% ROI instead of a bit over 100% projected
- This property had never performed as underwritten. Cash flow from operations was lower than projected while capital gain was a lot higher.
- One year earlier.
