I  know a few people who have retired from a few different airbnbs down here in West Palm Beach.

There is a large learning curve to not only know what to look for, but also finding people to do the work reasonably, as well as to manage them, etc.  

This is such a delusion most people that invest in SFH has and I think it stems from bad BP educators.

Using the LLC asset only makes more sense to me, but I've heard it from tax attorneys for example that the appraised value is what's used each year, until The Person owns 100%, then it's game over.If anyone has direct knowledge or first hand experience or can point me to a specific reference document (IRS perhaps?)

As a general rule I would say multi for all the reasons people listed.

Investors work with real people.

The occupancy as a second home has to make sense if it's within a reasonable close proximity to where you live.3. 

I might suggest that once you get your next orders THEN we would start considering purchasing a 2-4 unit property (as an idea at least).Hope all of that makes sense.
