I do understand the obvious mentality of having no other options. 

Emotion support dogs do not count with discrimination laws. you are not required to accept the pet.Does this apply to ESA dogs for those with a mental disability? 

What personal hurdles (mental, financial, or otherwise) did you overcome to close your first deal?

dummy REI feels they are better off selling the rental property at a huge loss because it's too much of a mental drain on them to own it.  

C class and it does not matter what you do the mentality of the tenant is such that its pretty hard to get a C class renter to take any responsibility on a lease to own..

@Rey Jean If you haven't done anything real estate related before then I would suggest trying to start in your current market or at least one you can drive to starting out since there's so many moving pieces and mental hurdles to jump through.

My strategy is to hone in on REI and get so good at it that it comes easy which then frees up time and mental space to explore other streams of income.

What they need is a note from a licensed medical / mental health professional (who is actually treating them), dated within the past year, attesting that one of them has a disability that the dog helps with.

No, I haven't really pulled the trigger yet, I'm still in the mental phase of deciding on whether we want to commit to this.
