@Ryan Copeland, when someone asks for an offer letter, or letter of intent LOI, I give them a basic one outlining price, downpayment, contingencies, due diligence period etc.

After i bought the place i turned a portion of the basement into a studio apartment to use as an Airbnb, i intentionally designed the space to be versatile, the area can be used as a stand alone apartment with its own entrance, parking, full kitchen, bathroom and laundry or you could open up door in the hallway to use the space as a large entertainment area.

My point is that while Mexico is often treated unfairly in regards to it’s crime problem (which is very real but perhaps not as bad as the sensationalized reporting of it), Costa Rica has a similar crime problem that is majorly under-reported intentionally to protect it’s tourism industry that the economy depends heavily on.

Security deposit has rules, and in my state, I have 15 days to return the security deposit together with interest if otherwise required, or the landlord shall have 30 days to give the tenant written notice by certified mail to the tenant’s last known mailing address of his or her intention to impose a claim on the deposit and the reason for imposing the claim.If the tenant doesn't pay the rent for the last month, then I would issue the 3 day notice to pay or quit.
