If anyone has tips, knows where to find these types of individuals or know of anyone who would do this or already does this please get with me.

It can be challenging enough managing rentals in your same town then add the layer of being an absentee landlord to the mix requires careful planning.  

You offer to care for their properties while they are on vacation if they will do the same thing for you.

The seller definitely wants to get out from under this property as he offered seller financing right away.Any tips or suggestions on things to look for during a walk through where there is no utilities on?

RISK: minimal as it is backed by a deed (home being occupied by and therefore taken care of), and a promise to repurchase the investment.  

You end up spending an hour and walking away with a few good tips but no foundation.

Make sure you do your due diligence carefully.

With real estate the bank just cares about you making the payment, my condo could have gone to a value of $10,000 and all would have been good, i see this as a safe way to leverage your money and get a much higher ROI.
