Edwin E. Private VS HML??

My question is because a HML has all the resources to protect the private money source, ie; they have lawyer connections for foreclosure, a network for evaluating property, a servicing company ect... if a private money source wants to be able to use all the HML sources can the PM Investor/ TD investor choose to have the HML originate the loan as a JV?

If you aren't diving into real estate investing full time, it is also a good way to ease in, work with other investor and gain experience through them. the down side is: it's sales and commission work, no effort = no $$$. it's a lot of busy work (I work with foreclosure and short sales, and investors). it will distract from your own investing objective.

On thursday I attended the foreclosure sale down at the courthouse where properties are being auctioned off for cash, some properties you have 24hrs to send the funds in to close, other you have to pay on the spot.
