Michigan Delinquent tax foreclosure

hey everyone. I just got property owner to quit claim me a property that he just wanted out of. The house is very nice, worth about 23k right now, 60 arv. he deeded it to me for $350.00.

The property is $7000 delinquent in back taxes and it'll be foreclosed in 30 days unless I pay it in its entirety. I can't get a conventional mortgage and I don't have much to put down as a down payment. What is the best route to take to keep this property? I've done a title search, it's clean. His grandmother gave him the house, and he just never paid a thing. Called my "home debt relief" ad.
